How to Identify Dangerous Trees Before They Become a Problem


Trees add beauty, shade, and value to any neighborhood or commercial property—but when they become hazardous, they can pose serious risks. Recognizing the warning signs early helps prevent injury, property damage, or liability issues. Here’s what every HOA board member or property manager should watch for.

1. Dead or Dying Limbs
Large branches with no leaves during growing season may be dead. These limbs can fall without warning, especially during storms or strong winds. Look for brittle twigs, peeling bark, or limbs with no bud growth.

Tip: Schedule regular pruning to remove deadwood and reduce risk.


2. Leaning Trunks
Not all leaning trees are a problem, but a sudden or increasing lean is a red flag. It may indicate root instability or structural failure. Trees leaning toward sidewalks, driveways, or buildings should be inspected immediately.

Watch for: Cracked soil around the base or exposed roots on one side.


3. Cracks or Splits in the Trunk
Deep vertical cracks, especially those that extend into the heartwood, weaken a tree’s structure. If the trunk is splitting near branch junctions, this could lead to limb failure.

Bonus tip: Pay attention after ice storms or heavy winds—these often expose cracks.


4. Root Damage or Decay
Construction, soil compaction, or rot can damage root systems. Signs include mushrooms or fungus growing at the base, heaving soil, or large surface roots that feel spongy when pressed.

Remember: Root issues aren’t always visible. A leaning tree or sudden dieback may point to below-ground problems.


5. Cavity or Hollow Trunks
If more than a third of the tree’s diameter is hollow, it may not be structurally sound. While some trees survive with cavities, it depends on the species and location.

Action step: Have a certified arborist assess if removal is necessary.
